Red Ledges Design Philosophy

Red Ledges was carefully planned to highlight nature's beauty with the finest architectural craftsmanship, rather than to dominate it. Designers, builders and architects have worked together seamlessly throughout its inception to create an environment that accentuates the splendor of the surroundings.

Homes within Red Ledges are designed with an elegant and refined yet rustic architecture, drawing pastoral and rural characteristics from the surrounding Mountain West. With natural materials and flawless design, these custom homes are delicately placed on the homesite to become a complement to the land, preserving the beauty of Red Ledges and its magnificent setting.

Architecture Review Committee

To preserve this design philosophy throughout the community, Red Ledges offers expert Architecture Review by a committee of trained professionals who share their knowledge of design and local topography with new homebuilders. The goals of this committee are to:

  • Protect and promote the value of each new property
  • Maintain a pleasant and desirable environment
  • Establish and preserve a harmonious design for the community

Red Ledges encourages homes that are absolutely unique while taking cues from the area's gorgeous mountain-town surroundings. Design highlights might include:

  • Use of heavy timbers, giving an appearance of strength to support heavy snow loads
  • Expanses of glass to provide a refined touch and celebrate the fantastic views from Red Ledges
  • Strong foundations of stone, giving the appearance of strength in the rugged mountain setting
  • Use of natural materials in natural colors to blend in with the existing vegetation

The Architecture Review Process encompasses:

  

1.   Pre-Design Meeting: A review of the process and showcase of previously approved submittals. It is suggested that prior to this meeting the owner and/or their architect have read the community's architecture guidelines. Both are encouraged to attend this meeting.

2.   Sketch Plan Review: The submittal of building plans (including floor plans, roof plans and elevation drawings), site plans and landscaping plans. At this time an architectural fee of $3,500 + $0.25 per Floor Area Square Footage is required. The design fee covers expenses for licensed architects and land planners to review the plans and provide feedback.

3.   Final Plan Review: Updates to any plans needed from Step 2 are provided, materials are selected and the construction management plan is established.

4.   Prior to Construction: The owner would submit a $15,000 fully refundable compliance deposit and the general contractor would review construction guidelines. The compliance deposit helps ensure that the home is built and landscaping is completed according to plans submitted.
