Job Description

This position reports directly to the Community Association Manager and works closely with various Department Heads on a regular basis. The Red Ledges ARC Manager represents Red Ledges’ first impression to Members and Contractors as they access the property and throughout the community. The ideal candidate is a self-starter and searches for ways to make a positive impact on the people around them. The Red Ledges ARC Manager will have excellent customer service and construction skills with the ability to manage difficult situations using great tact and empathy. This person will set the tone for their team.

Daily Tasks

Responsibilities include, but are not limited to:


Receive plan submittal, point of contact
Distribute to ARC members including ZDesign
Confirm ARC review fee is received – copied and in Dropbox
Schedule Sketch plan review w/Designer/Owner or Contractor (some don’t need sketch review)
Combine comments from Team Members including ZDesign
Review comments with Architectural Review Committee Members
Publish all comments to Designer/Owner Or Contractor
Review Re-submittals (Preliminary/Final Submittals)
Confirm Appendix 2 checklist is complete
Confirm Color Board is complete and approved
Confirm Compliance Deposit has been received – copied and in Dropbox
Confirm all document are in the appropriate file in Dropbox file – approved plans, color board, compliance deposit
Publish approval letter to person doing the submittal
Schedule/host pre-construction meeting at the lot being submitted
Give contractor pre-construction notes & hand-out (notes, All West Detail, Cert Survey Form)
Inspect Fence/waddle location, drive-off pad & check trees to be removed
Confirm General Liability and WCF Insurance w/RL as additional insured


Drive property/inspect and compare home construction to approved plans
Notify contractor of any variations
Issue Warnings for Code Violations – mud, music, trash, bad subs
Issue fines for code violations – work w/RL accounting to issue invoice to contractor
Confirm collection of fines


Schedule/participate in final inspection of exterior of home – form from RL Accounting
Confirm address to send refund check
Confirm final punch list is complete prior to release of compliance deposit


Be available to answer ARC Guideline questions or refer to the appropriate person to answer
Update vertical construction spreadsheet as needed – once pre week or more
Meet with Contractors onsite when necessary
Provide construction gate codes for contractor access to property


Must display exceptional customer service, communication and construction skills
Must be able to stay calm and cool during times of high pressure and/or stressful situations, including large volume events, challenging situations with a variety of people, impromptu needs of Membership, or Management, etc.
Must be able to successfully fulfill all duties as required by his/her staff
Minimum of 3-5 years’ experience in a forward-facing, construction & customer service position
Must have leadership experience, ideally 2-3 years, or more
Highly organized and detail oriented with an ability to multitask
Proficient in information technology; Outlook, Microsoft platforms and willing to learn more
Flexible schedule, including nights, holidays, weekends, and potentially overnights when necessary
