Job Description

We are looking for someone with a ​Construction or an Architectural background that can help us consistently maintain and grow a beautiful property. This position reports directly to the ARC Manager and works closely with various Department Heads on a regular basis. The Red Ledges ARC Assistant Project Manager represents Red Ledges’ first impression to Members and Contractors as they access the property and throughout the community. The ideal candidate is a self-starter and searches for ways to make a positive impact on the people around them. The Red Ledges ARC Assistant Project Manager will have excellent customer service and construction/design skills with the ability to manage tricky situations using great tact and empathy. This person will set the tone for their team.

Daily Tasks

  • • Perform daily site inspections to insure compliance with design guidelines and construction rules and regulations.
  • • Perform detailed inspections of homes under construction on a rotating basis.
  • • Maintain positive communication with contractors, to ensure a clear understanding of the design and construction rules and regulations as related to design review to reduce the need for enforcement actions.
  • • Possess ability to enforce regulations as needed.
  • • The ARC Assistant, under the direct supervision of the ARC Manager, provides clerical, operational, logistical, administrative, and project management.
  • • Manage all new job start-up tasks
  • • Facilitates all day-to-day administrative functions of the ARC.
  • • Confirm General Liability and WCF Insurance certificates w/RL as additional insured
  • • Issue Warnings for Code Violations – mud, music, trash, subcontractor failures
  • • Issue fines for code violations – work w/RL accounting to issue an invoice to the contractor
  • • Order homesite signage and invoice GC
  • • Monitor and assist with submittals
  • • Schedule and lead pre-construction meeting at the appropriate lot
  • • Give contractor pre-construction hand-outs (notes, All West Detail, Cert Survey Form)
  • • Inspect Fence/waddle location, drive-off pad & verify approved tree removal
  • • Confirm General Liability and WCF Insurance certificates w/RL as additional insured

Code Enforcement

  • • Physically inspect and compare home construction to approved plans
  • • Notify contractor and ARC of any variations
  • • Issue Warnings for Code Violations – mud, music, trash, subcontractor failures
  • • Issue fines for code violations – work w/RL accounting to issue an invoice to the contractor
  • • Schedule and participate in the final inspection of the exterior of the home
  • • Confirm final punch list is complete prior to the release of the compliance deposit

Misc.

  • • Be available to answer ARC Guideline questions or refer to the appropriate person to answer
  • • Meet with Contractors onsite when necessary

Qualifications:

  • • Ability to think strategically, exercise good judgment, and lead change.
  • • Strong organization and administrative skills with experience documenting base-building successes and tracking growth.
  • • Strong project management skills and the ability to adhere to project timelines while balancing multiple competing priorities.
  • • Must demonstrate the ability to work without direct supervision, exercise initiative and judgment, and make decisions within the scope of authority.
  • • Requires working knowledge of computer software, office procedures, organizational skills, time management, multi-tasking skills, and creativity and resourcefulness to resolve problems.
  • • Strong verbal and written communication skills.
  • • Basic computer skills should include the following programs: Microsoft Outlook, Word, Excel, and an eagerness to learn additional programs.
