Deconstructing the
Design & Build Process
If you have always dreamed of building a custom home—it’s likely that you’ve given some thought to the timelines involved, but maybe haven’t yet delved into the details. From discovering the perfect homesite, engaging with an architect and builder, designing the home, going through the approval process, all stages of construction, to move-in day. So many steps can feel overwhelming and it’s helpful to have resources to help you through the experience. Red Ledges is proud to offer support and recommendations to our members throughout this process from the dedicated Red Ledges Sales Team, Architectural Review Committee, and the Red Ledges Homebuilding Group. After all, it’s their daily experiences that can help make your homebuilding journey smoother.
Once you’ve selected your perfect Red Ledges Homesite and are ready to build, here is a deeper look at the process of building your custom home based on decades of industry insight from our own Red Ledges Construction team.
Pre-Construction
Typically a 6-8 Month Process
The success of this phase is determined by your focused collaboration with your builder, architect, and interior designer. As you talk about and illustrate your vision for your future home, your team will capture your description and put it on paper—effectively converting your dreams into an action plan.
Based on experience, Rex McGuire, Red Ledges’ Senior Vice President of Development recommends, “Even if you are 5-7 years away from building your home, it is easier for most members to talk about their vision for their home right after purchasing their homesite. All the thoughts you have about your future home on your land are fresh in your mind. If something in your life changes between the pre-construction and construction phases, your design team will work together to adjust the plans for your home.”
By the end of the pre-construction process:
- Your Architect will deliver a set of actionable construction plans that have been approved by the community’s Architectural Review Committee.
- Your Interior Designer will provide a features book illustrating the style and finishes in each room.
- Then, your Builder will use both documents to prepare a comprehensive project budget and timeline—based on the finalized plans, current market conditions, and the cost of building supplies and labor.
If you need guidance on any of these vendors, please contact Red Ledges Architectural Review Committee (ARC) for recommendations on approved builders, architects, and interior designers.
By including your builder in the process early on, architects can work with your builder to develop rough cost estimates at periodic intervals throughout the design process. Their early teamwork will help keep your project on budget from the very beginning.
Construction
Typically a 12 Month Process
During this phase, the builder you selected becomes your partner. When you choose to work with the Red Ledges Homebuilding Group, you know that nothing is left unaccounted for in the budget and project timeline.
Building your home should be an enjoyable process. The builders in the Red Ledges Homebuilding Group were selected to help you find a builder you can trust, with a strong reputation, and amazing references. A builder that will communicate and keep you involved in the building process, and someone that will genuinely work with you on your goals, budget, and time frame with honesty and transparency. With decades of collective experience and over 86 homes already completed at Red Ledges—our construction team knows there are no compromises on efficient scheduling, quality control, communication, and budget management.
When you work with Red Ledges Construction, a project manager will be assigned to your home to provide weekly updates on the progress—with larger conversations happening at major milestones through each stage. These milestones can include site preparation, foundation, framing, roofing, siding, electrical, plumbing, HVAC, insulation, drywall, interior finishes, final fixtures, appliances, and landscaping.
